This portfolio (bank style) loan is a great alternative to traditional conduit or CMBS financing.  Investors will find the declining prepayment penalties very attractive (in lieu of defeasance or yield maintenance).  Structure the loan with a 5 or 7-year fixed rate and combined this with a term of up to ten years and amortizations of up to 30 years to make your investment work for you!
