This program offers great flexibility to customize a loan program to your specific needs, not the needs of the lender. Short term holders and select from multiple prepayment options, while long term holders can select a long term fixed rate. Couple this flexibility with the optional interest only for up to 5-years, and KC Capital’s Commercial Loan Specialist will be able to structure an Executive loan to meet your investment goals.

Non-recourse Portfolio ($750k and up – no max.)
This portfolio (bank style) loan is a great alternative to traditional conduit or CMBS financing.  Short term property holders will find the low prepayment penalties very attractive (as low as 2% in year one and 1% in year two).  Looking to reposition a property?  We can provide earn-outs to increase your loan dollars as your property generates more cash flow.   Combine this with low interest rates and 30-year amortizations make this program a great option for your next multifamily and commercial loan.

Ideal loan for smaller apartments, mobile home parks and commercial properties that have low to no cash flow and/or the borrower wants to put minimal down payment. This program is also ideal for loans that have been turned down by your local bank due to borrower credit, property cash-flow, condition, or location.

- qualify on 1.00x property DSCR or 45% borrower debt-to-income
- lower quality properties okay
- no seasoning requirement on cash-out refinances
